Apple’s developer releases feed posted Xcode 27.1 beta on September 18. The build string is 27A9269. It sits next to a TestFlight Update dated the same day.
That is a tooling seed, not a new public iPhone system build. Phones on the release channel stay on iOS 27 shipping build 24A437. Today’s News track already covered iPhone Duo shipping on iOS 27.1 October 23. This note sticks to the strings Apple put on the releases page.

27A9269 next to Xcode 27.2
The feed now shows two live Xcode beta rows at once:
- Xcode 27.1 beta — 27A9269 (September 18)
- Xcode 27.2 beta — 27B5019j (September 16)
Stable Xcode 27 from September 14 remains listed as 27A266a. Apple has not said on that page which beta developers should prefer for day-to-day App Store work.
iClarified and 9to5Mac report that 27A9269 needs macOS 26.6 and ships iOS 27.1 / iPadOS 27.1 SDKs plus an iPhone Duo simulator. Those details are not printed on the short releases headline. Apple’s download page is where the package and release notes live for registered accounts.
AppleInsider notes the Duo simulator runtime still has limits in this first cut, including StandBy and most app-extension debugging. Treat that as early beta behavior until Apple widens it.

We logged the 24B5084k 27.2 beta when it landed. The iOS 26.7 23H24 note covers the older train that stayed open for devices not moving to 27 yet.
After a phone install, Settings, General, About. The build sits in parentheses on the Software Version line. Xcode shows its own build under About Xcode. Do not mix those two strings.
No iOS 27.1 row on the device feed
There is still no iOS 27.1 or iPadOS 27.1 beta line under Releases. The 27.1 tooling beta is Xcode only, as listed. Apple has not posted a matching over-the-air seed for existing iPhones on that track.
The security releases document still names “iOS and iPadOS 27” as the latest major for September 14. It does not add a 27.1 or 27.2 advisory row as of this writing. Apple has not confirmed a public 27.1 build number for non-Duo phones, and it has not confirmed the final Duo shipping build either.
How to pull 27A9269
Registered developers get the package from developer.apple.com/download. The releases page is the changelog. After install, open Xcode, About Xcode, and read the build in parentheses.
Device betas stay on Settings, General, Software Update, on the matching Developer Beta track. That path does not install Xcode. Mixing the 27.2 phone beta with the 27.1 IDE is on the developer; Apple has not published a single “use these two together” chart on the releases feed.
Keep a backup before any beta OS install. The security page still reminds that iOS, iPadOS, tvOS, watchOS, and visionOS cannot be downgraded after an update lands.
